Application Standards

All individuals living in the home age 18 and over are required to complete an application and pass through a Screening Process.

  1. Income Level – A gross income of at least 3 times the monthly rent amount is required. Hourly/Commission applicants submit 2 months’ worth of current pay stubs. Salaried applicants submit 1 months’ worth of current pay stubs. Self-employed applicants submit tax returns for the past two years. New Job/Relocation Applicants submit offer letter on company letterhead with contact info to be verified. Retirement Applicants submit bank statement equal to 18 times the monthly rent. Guarantor Applicants submit current pay stubs to verify 5 times monthly rent, solely.
  2. Credit History – To determine satisfactory credit, we run a report through a credit report agency. Credit history from the past two years will be evaluated.
  3. Residence History – Will verify your past and current rental history. Prior evictions will result in a denial.
  4. Pets – There is a $250 non-refundable pet fee, per pet (refundable in DE & CA) and a $20/month pet rent, per pet, with a maximum of 3 pets per household. Current breed restrictions include Doberman, Rottweiler, Chow, Pit bull or any combination of these breeds. Non-exotic caged birds (limit of 3 with an appropriate cage for the number of birds) and fish are permitted, however, fish tanks must be under 20 gallons of water. Other restricted animals include tarantulas, snakes, ferrets, skunks, raccoons, squirrels, piranhas, rabbits, farm animals (including pot-bellied pigs), birds (parrots, cockatiels, macaws).
  5. Smoking – We do not allow smoking inside any of our homes.
  6. Identification – We require you to show a valid government issued ID prior to completing the application and require a copy of your license or government issued ID upon approval, prior to signing the lease.
  7. Pool fee – If applicable, Landlord charges a monthly pool service fee which amount may vary state by state.

Once approved, the holding/earnest deposit will be due within 48 hours in order to take the home off the market and hold it for you until the move-in date.

FAIR HOUSING POLICY

It is unlawful and a violation of company policy to discriminate against any person based on race, color, religion, sex, national origin, handicap, or familial status, or to refuse to show, rent, negotiate or otherwise make unavailable any rental unit.

APPLICATION FEE

An application fee of $45.00 per applicant 18 and over is required. Once submitted, your credit and background screening are completed.
Your Application is 100% NON-REFUNDABLE.

HOA

If the residence is in an HOA additional fees may apply.

PERSONAL LIABILITY COVERAGE

Waypoint Homes requires all residents to provide proof of a minimum of $100,000 personal liability coverage as a condition of residency.

Waypoint Homes has arranged coverage to be made available to you through Multifamily Insurance Partners. As a Waypoint resident, you are automatically approved for coverage by our preferred provider and can enroll by phone or by website in as little as 5 minutes.

Personal liability coverage may offer you protection if you are held responsible for causing damage to the rental home due to a covered cause of loss, such as fire.

    If we rent a Waypoint home in South Florida and upon lease want to rent another of your homes in a different state- with good rental history can we just simply do a transfer?

      Unfortunately, we do require anyone who wants to do a home transfer to reapply. You will need to apply for the new home and pay the security deposit. Each home has a different security deposit amount as it’s based on rent. With your old house, you will still go through the regular move-out process and can receive your original security deposit back depending on the move-out inspection and condition of the home.     Hi! My husband and I just looked at a home with you guys today, 8111 Canterbury Lake Blvd. and we loved it but we had a few questions! First it says it is in an HOA, are there any other fees we would be responsible for? Or is it included in the rent? I have seen it done both ways but couldn’t find anything about it for this home. Also my husband had a concern regarding the garage and the fence in the back. The garage door squeals quite loudly and the fence has some boards coming loose. We have a dog so we want to make sure it is secure. Are these things that could be addressed before we moved in (if approved of course)? Apologies for the length of this message, this will be our first time renting a house.

    I just moved to Las Vegas, Nevada. I have a good rental history, but will not meet the income requirements, although my boyfriend who has been here two years, and will live with me will meet the guideline alone in addition to my salary. He is a supervisor in 2 casinos. He does however have an eviction on his record that has since been paid in full. Could we still get approved?

    I am interest in a rental in Florida and have a question regarding the move-in fees. I see that the application fee is $45 but is move in first and last months rent, or first and a security deposit? I have reached out to a local agent and we are awaiting a response. Thanks!

    I’m interested in a property but I was reading and I saw that Conservice will be the ones in charge of the water, sewer and trash in the home… My question is the following… Will we be charged by how much water was used in the property by having a meter or by the square footage and how many occupants live in the home? I live in an apartment complex and they get one bill for the whole community and then it gets divided on square footage and occupants by Conservice…

        I would gladly rent from you ASAP if there was a way to opt out of conservice. Your reviews as a company are 1.5 stars out of 5. I can learn to live with that. I will not put up with using conservice (less than 1 star out of 5). They have multiple class action law suits. Do you offer a way to opt out of using their service? I would gladly rent and put utilities in my own name. Consumer report warrants that any leasing company that uses conservice should immediately be considered an illegal and dishonest leasing company. You use conservice. This further gives you a bad name by association. Please let me know how to rent and opt out of conservice. Thanks.

    Hi,
    I see a house that I like and I am interested in it. What is the application process and do I pay partial first month since this wouldn’t be a full month plus the full next month or do I just pay partial for this month? Also, are German shepherd dogs allowed?

      We would offer a pro-rated amount for your first month’s rent and then you would pay the full amount there after. The application process generally takes 9 days from application to move-in (if approved). You can apply for the home directly on our website by searching the property address under “Find a Home.” We do allow German Shepherds.     I am interested in a home in Parrish, fl and the leasing agent for the house was very rude and said your company would not accept anything but pay stubs as proof of income. When your website and call center said you do take letter of intents as well. I was given the leasing agents managers email, but no reply. What is the next step?

    Hello – I just applied for one of your rental listings however I was arrested on a felony charge from 2003 – never convicted, just charged. Other than that, I have excellent credit, very high and steady income and good leasing history. Would the felony charge penalize my chances? Please advise. Thank you so much.

    I’ve sold my home (settlement is in less than 60 days) and am currently scouting available rentals online (I will be moving from Maryland to Florida). If I find more than one home I like on-line, do I have to pay the $45 application fee for each home? Is there a way to visit the home before submitting the application? I plan to come down early-mid May to find a rental home; and would like to have binding rental agreement for my future residence about 30 days prior to settlement so that I can give the movers, post office, etc ample notice.

      All prospective applicants are able to schedule a tour of a home and for convenience, if applicable, you may be able to schedule a self showing tour!     I have been having a problem with my account and have been reaching out to anybody that will listen. Someone elses charges was wrongly placed into my account and after 3 months it is still there. When I do speak to someone they are all nice and apologetic and say that the matter will be resolved. No one has resolved the problem and I’m still trying to get the charges removed from my account. The local office said the matter has to be cleared with the main office and the main office sent an e-mail that the local office has to handle the matter. Will someone please take care of the matter!!!!

    I would like to understand why the application only allows move in date 9 days out. We are interested in a property but cannot move in until mid April. If people have to give a 30 or 60 days notice to vacate current homes, how does this work for applicants?

    Hi , I was on your rental qualifications and noticed that you haven’t specified a minimum credit score. Also I wanted to know about the extent of your criminal history standards. I was convicted of a felony in 2009. I have not been in any trouble since, Is that going to automatically cause me to be denied? Is there any way I could be given a chance?

      This is true, we do not list a specific score as we merely look for more positive items over negative items within the last two years. This is because there are many factors that can make up the score so it’s best to review this with the leasing agent.

      And no, you will not be automatically denied due to the charge as it would depend on the crime.

If it stays on the market until I can actually move in on my selected date, would I need to pay the application fee again, for the same home?

    I applied for a home this morning that will have 3 adults and 2 children. The website had me input all my information, download documents and pay my fee. I assumed it would then allow me to input information for the next 2 adults, but it did not. Is each adult screened and passed one at a time? My email confirmation of my payment lists 3 applications… yet only mine is submitted so far.

    HI I just gave my 60 days notice with my current landlord. We are looking to start a new lease around late March early April. Before this lease I was renting an house and I was in military housing prior to that. I am not sure where my credit satisfaction rate right now bit I am looking for a long term lease because I have 4 children and we are tired of apartment living. Is there anyway I can do an application and have someone sit down with me and tell me what needs to be corrected before starting a new lease?
